Downtown Bonita Coming Soon
Downtown Bonita Springs is changing quickly, with new restaurants, shops and gathering places taking shape along and around the historic Old 41 corridor. When locals talk about Downtown Bonita, they are generally referring to the walkable historic district centered around Old 41, Riverside Park and the Imperial River—not Bonita Springs as a whole.
If you have driven through lately and wondered “What are they building in Downtown Bonita?”, this page is for you. Here is a look at what is coming soon, what is under construction and some of the newest businesses that have already opened.
HoneyHole Downtown
Location: Old 41 Road & Felts Avenue
HoneyHole Downtown is one of the larger projects planned for the Old 41 corridor. The project, previously known as Project Roundabout, is being developed by Moran Kennedy, the team connected with Sugarshack Downtown.
Plans call for a roughly 22,600-square-foot gathering place combining dining, drinks, live music, retail and family-friendly spaces. The design is also planned around the large mahogany tree near the downtown roundabout.
The project is still evolving, and current leasing information does not give a firm public opening date. Additional retail space within HoneyHole is also being marketed for future tenants.
Downtown Bonita Springs Is Getting a Splash Pad!
Project Telephone: Two New Restaurant Spaces
Location: Old 41 Road & Hampton Street
Another major change is underway next to Downtown Coffee and Wine Company. Project Telephone is transforming two properties into restaurant spaces with indoor and outdoor dining.
One of the restaurants incorporates the old telecommunications building, which is where the project gets its name. The development is divided into Telephone North and Telephone South.
Construction is underway, but the restaurant operators have not yet been publicly announced. That makes this one worth watching as Downtown Bonita’s restaurant scene continues to grow.
Open Container
Location: 27781 Tennessee Street, next to Ceremony Brewing
One of the newest projects to watch is Open Container, a creative shipping-container development taking shape just off Old 41 on Tennessee Street.
The property is being marketed for restaurant and bar use and includes outdoor dining and a courtyard. Plans also include two separate food-truck pads, potentially creating another casual gathering spot within the downtown district.
The project is under construction, but a restaurant operator and food-truck lineup have not been announced. There is also no confirmed public grand-opening date yet.

Imperial 41: New Shops, Services & Dining
Location: Along the Imperial River in Downtown Bonita Springs
Imperial 41 is a major mixed-use project currently under construction downtown. The development will combine approximately 19,000 square feet of commercial space with 120 rental residences, along with public green space and parking.
Even better, we now know some of the businesses that have signed leases.
Coming to Imperial 41
Oberweis Ice Cream and Dairy — The longtime ice cream and dairy brand will bring a new dessert option to downtown.
Old Bonita Surf Shop — A new locally inspired retail concept focused on beachwear, apparel and coastal lifestyle products.
The Brass Alligator — The local boutique will relocate to Imperial 41.
Simple Beauty Studio — A beauty and self-care studio joining the development.
The developer expects to deliver spaces to tenants in summer 2027 so individual businesses can begin their interior buildouts. A riverfront restaurant space and additional retail/office spaces were still available when the first tenants were announced.
Recently Opened in Downtown Bonita Springs
Not everything downtown is still behind a construction fence. Several new businesses have already opened their doors in 2026.
WichCraft Handcrafted Gourmet Sandwiches
Located in Entrada Plaza at 27975 Old 41 Road, WichCraft opened in 2026 next to The Bohemian. The gourmet sandwich shop adds a new lunch option to the downtown restaurant mix, with creative sandwiches and many components prepared in-house.
Hide.A.Wai Mojito Bar
The former Imperial River Laundromat at 27306 Old 41 Road has been turned into something very different. Hide.A.Wai is a mojito-focused bar from the team behind Alligator Bay Distillers. The concept brings locally distilled rum and fresh sugarcane mojitos to the downtown corridor.
Summer’s Art Studio & Gallery
Summer’s Art Studio & Gallery is now open at 27665 Old 41 Road. The creative space combines an art studio, classes and workshops, gallery space and a gift shop, adding something beyond restaurants and nightlife to Downtown Bonita.
