Bundled Golf Communities

Basically, bundled golf means that golf membership is bundled with the purchase of a home. This means all of the homeowners of a community are members of the golf club and have equal rights to use it. The pros are that it’s typically a more affordable option. Generally, there are no up front initiation costs. Golf membership and access to the club’s amenities are included in the homeowner’s association fees. Bundled golf is usually the most affordable golf membership option. The cons include the large numbers of members all competing for tee times. During season your golf opportunities might be more limited. If you’re an avid golfer who wants to golf every day and be guaranteed a regular tee time, bundled golf might not be for you. The other con to bundled golf is that regardless if you use the golf course and club amenities or not, you have to pay for them until you sell your home. You cannot opt out.

Equity/Non-Equity Golf Communities

Equity/non-equity golf communities are private clubs. The main difference is with an equity membership, the member has an ownership stake in the club and when they leave the club all or a portion of their equity will be returned. With a non-equity membership, the member has no ownership rights and will not have any of the membership fee returned when leaving the club.

A negative is that the initiation fees can be quite substantial but on the positive side, with the high fees comes exclusivity. Membership is usually capped to maintain the exclusivity and guarantee members full use of the facilities at their will. Fewer members means less competition for tee times and other services. Home ownership in the community does not include or guarantee membership in the club; in fact, at many exclusive clubs, there are wait lists for membership. On the flip side, members do not typically need to live in the community to join the golf club.
